How do I add a property?
From the main dashboard, tap the + button to add a new property. Give it a name and address, and you can start logging visits and receipts right away.
How many properties can I track for free?
The free version of Propito lets you track up to 3 active properties with unlimited visits and receipts per property. Upgrading to Pro gives you unlimited properties, all premium themes, property groups, data export, and home screen widgets.
What is a Visit?
A Visit is a trip you log to one of your properties. You can record the date, mileage, notes, and photos. Propito automatically calculates your IRS mileage deduction for the year based on your logged visits.
What are Receipts?
Receipts let you track expenses tied to a property — materials, labor, permits, and more. You can attach a photo of the receipt, add a description, and tag it to a category. Your total expenses are summarized on the dashboard.
What are Property Groups?
Property Groups are a Pro feature that let you organize your properties into portfolios or partnerships. For example, you could create a group for each partner or for each year of flips.
How do I change the app theme?
Tap the gear icon on the main screen to open Settings, then choose from the available themes: Blueprint, Twilight, Slate, Ledger, and Classic. Premium themes require a Pro subscription.
How do I restore my Pro subscription?
Open the Pro upgrade screen, then tap "Restore Purchases" at the bottom. Your subscription is tied to your Apple ID and will restore automatically as long as you are signed in with the same Apple ID you originally subscribed with.
How do I cancel my Pro subscription?
You can cancel your subscription at any time through Settings → [Your Name] → Subscriptions on your iPhone or iPad. Canceling stops future renewals; your Pro access remains active until the end of the current billing period.
What happens to my data if Pro lapses?
Your data is never deleted. If your subscription lapses and you have more than 3 active properties, the extra properties will be archived. You can re-activate them at any time by subscribing again or by manually managing your active properties.
How does data export work?
Pro subscribers can export their data to CSV or PDF by property, group, or all properties. This is useful for sharing with a tax preparer or accountant at year end.
